Dealclave Returns: Real Estate’s Power Circle Tackles India’s Tier-2, Tier-3 Opportunity in Gurugram

India, 11th September 2026: Following the successful inaugural edition in Bengaluru earlier this year, Leadrat just wrapped up with the second edition of dealclave, the leadership forum for real estate’s most influential voices, on 8th September 2026 at the Quoram, Gurugram. This was a close-knit, invite-only roundtable of around 15 industry leaders, developers, brokers, investors and PropTech leaders, who came together to debate one of Indian real estate’s most closely watched questions: Are Tier-2 and Tier-3 cities genuinely the next big growth story, or is the opportunity being overestimated?

Founded by Himanshu Kumar, Founder & CEO of Leadrat, dealclave describes itself not as another industry event but as a forum where the people shaping Indian real estate put their ideas on the table. True to that format, the Gurugram edition ran as one mic, five roundtables, with every participant given the floor to share an independent point of view rather than sit through a traditional moderated panel.

During the course of the evening, the five roundtable sessions looked at the Tier-2/3 opportunity from various perspectives: where the demand truly lies, whether smaller cities are ready for advanced PropTech solutions, how branding and trust works beyond the Tier-1 cities, the growing role of AI in reshaping sales, marketing and customer engagement across the industry, and what could be a potential obstacle for this growth narrative from infrastructure and funding to talent and market fragmentation. The event concluded with a look ahead at the next five years, with panelists making forecasts and identifying key themes they believe will continue to shape the conversation.

Roundtable Summary:

The discussion converged on a clear picture: Tier-2 and Tier-3 cities are emerging as major growth markets for Indian real estate, driven by rising purchasing power, infrastructure development and strong local demand. Participants agreed that channel partners with deep local relationships and market knowledge hold a significant advantage in these markets, even as the pace of growth brings its own challenges around process discipline, lead management, follow-ups and sales execution. Scaling businesses in this environment, the group noted, will require more structured and professional operating systems, with technology increasingly enabling better CRM, automation, pipeline visibility and team execution. AI in particular was flagged as a lever that can further improve lead qualification, follow-ups, customer engagement and sales decision-making. The consensus at the table was that the next phase of growth will depend on combining local market strength with scalable processes and technology.

Himanshu Kumar, Founder and CEO, Leadrat, confirmed what we believed to be true — that the Tier-2 and Tier-3 opportunity is not a story that will happen in the future, it is a current story. Instead of treating it as something to anticipate, he noted, the industry needs to stress-test it now. Every person at the table was given the floor, and the points of disagreement that emerged from the discussion are, in his view, exactly the debates the industry needs to keep having.

The Gurugram roundtable benefits from the first-hand experience gained by Leadrat through its network of more than 1700+ real estate companies spread across India and the UAE, which has generated over US$5 billion in transactions in FY 2025-26, allowing the dealclave forum founders to identify trends from the bottom up.
