International Workplace Group (IWG) adds record number of 21 new centres across India in Q1 2026

The new signings bridge major metropolitan hubs with fast-growing cities, including Jaipur, Surat, Ujjain, Malappuram, and Tiruppur, bringing flexible workspaces closer to home

Mumbai, India, 30th April 2026IWG, the world’s leading provider of hybrid working solutions, has announced an exceptional start to 2026 in India, securing 21 new centre signings between January and March. This marks the company’s highest-ever number of signings in a single quarter in the country, reinforcing its leadership position in India’s rapidly evolving flexible workspace market.

The Q1 rollout encompasses multiple brands within the IWG portfolio, including Spaces, Regus, HQ, and OpenOffice, meeting the growing demand for premium, flexible office solutions. The expansion is spread across key business hubs including Chennai, Hyderabad, Gurugram, and Noida, while further strengthening footprint in Tier 2 and Tier 3 cities like Surat, Coimbatore, Ludhiana, Gandhinagar, Jaipur, Mohali, Tiruppur, Dombivali, Ujjain, and Malappuram.

This milestone comes at a time when India’s flexible workspace sector is undergoing a significant transformation, underpinned by a robust and growing demand from startups, SMEs, and enterprises across the board.

Recent industry data further highlights this shift. According to Knight Frank’s report “Flex Space Occupier Intelligence: Who is Occupying Flex Space in India – and Why It Matters,” large enterprises account for 72% of total seat absorption, compared to SMEs (18%) and startups (10%). The sector has also seen steady growth, expanding from 2.2 million square feet in 2017 to 18.6 million square feet in 2025, with overall penetration rising from 5% to 21%.

Mark Dixon, Founder and CEO of International Workplace Group, said:“2025 was a landmark year for International Workplace Group, delivering record revenue and our strongest network expansion to date. This momentum is a clear reflection of the accelerating global demand for ‘platform working,’ as businesses of all sizes move away from traditional, fixed-office models in favour of the agility our network provides. Our strategy remains focused on scaling this world-class platform through capital-light partnerships, allowing us to rapidly expand our coverage and monetise vacant space for property owners. With a total addressable market exceeding $2 trillion, we are building the foundations for a future where professional, flexible workspace is available in the heart of every community.”

Harsh Lambah, Country Head, India, IWG, said, “Our rapid network expansion in India is fuelled by the rising demand for flexible workspace and platform working, as companies of all sizes seek to provide employees with access to a professional network of locations. These solutions are becoming an integral part of how enterprises design their real estate strategies, providing the agility they now require. By leveraging our world-class platform, we are enabling property owners to monetise vacant space and meet the accelerating demand for hybrid working. Our capital-light growth strategy focuses on expanding network coverage deep into the heart of communities, including suburbs and smaller commuter towns, to provide workers with professional environments in more convenient locations. Our continued investment in India underscores our confidence in the market’s long-term growth and our commitment to enabling the future of work.”

Central to this enterprise-led transformation is the rapid emergence of India’s Tier 2 and Tier 3 cities as strategic commercial real estate hubs. Driven by significant infrastructure advancements, improved digital connectivity, and a growing emphasis on cost efficiency, cities such as Jaipur, Coimbatore, and Surat are witnessing a surge in flexible workspace demand. Enterprises and Global Capability Centres (GCCs) are increasingly adopting a “hub-and-spoke” model, expanding their presence beyond traditional metropolitan borders to tap into regional talent pools and improve employee retention. In fact, recent industry reports indicate that Tier 2 cities now account for nearly 28% of total coworking space absorption in India. With lengthy, inconvenient commutes increasingly falling out of favour, businesses are actively decentralising their real estate footprints to align with the “15-minute city” model. By establishing premium workspaces in these high-growth regional centres, IWG is enabling businesses to scale efficiently while providing their teams with top-tier professional environments closer to their hometowns.

IWG’s strong Q1 performance reflects this broader structural shift, as flexible workspaces become a core component of corporate real estate strategies. The company’s rapid expansion is aligned with increasing demand from large enterprises and multinational corporations seeking agile, scalable workspace solutions across India. With 21 new centres added in the first quarter of 2026 alone, IWG is poised to further accelerate its network growth throughout the year and beyond. This expansion ensures the company is uniquely positioned to support the next phase of India’s workspace evolution, providing businesses with the platform-based infrastructure needed to scale hybrid work models across an increasingly distributed geographic team.

As India’s flex space market continues to mature, IWG remains at the forefront of this transformation, delivering scalable, premium workspace solutions that cater to the evolving needs of enterprises, GCCs, and a new generation of workforce expectations.
